Leasing & Applications

You can apply right on our website by clicking "apply now" or "join our reservation list". If you need a physical copy of the application you can contact the office by phone or email and one will be provided to you!

Our application requires each household to make 2.5 times the monthly rental rate in gross income. We also require a clean credit and background check for everyone over 18 in the household.

Our approval process can vary from 1 day to several. This is due to the length of time it takes for the background check. Some states and territories take longer than others.

We offer 12 month leasing.

There is no application fee. There is no deposit due at the time of applying. A security deposit is required at move in and is equal to one month rent.

We offer community tours all year round regardless of whether there is an open apartment. Apartment tours are available when there is an apartment to show. Additionally, you can view our virtual tour online at your convenience!

We are not offering short term leasing at this time.

Rent & Fees

You can pay your rent online at rentpayment.com with check, debit, or credit card. You can also pay in office with a check or money order.

Rent is due on the first of the month.

There is a grace period for rent payments through the 5th of the month. If rent is not paid by the last day of the month it is due, you can be assessed a late fee.

Our rents include water, sewer, trash, snow removal, and 1 free parking pass prt apartment.

There is a secondary parking pass available for 2 or 3 bedroom apartments with 2 or more licensed lease holders available for $25/month. There is a $25/month fee for pets in the apartment.

Maintenance

You can submit a request through our convenient resident app or by calling, emailing, or visiting the office.

You can call the office and notify us. If we are not here, you can call the office and select maintenance emergency and a member of our team will assist you.

Our maintenance team is available 24/7 for maintenance emergencies.

You do not have to be home for repairs unless you prefer to be.

You can call, email, or visit the office any time you have a complaint, concern, or question. For after hours noise complaints we have a courtesy officer available Wednesday-Sunday nights. You can reach them by calling the leasing office and selecting courtesy.

Amenities & Features

We've got outdoor grilling stations, a bark park (dog park), wag and wash (pet bath) rooms, Zen Den (yoga), Fitness Center, Community Center, Bike rooms, and a beautiful village green. We are also part of the Mill District which means our community is nestled into a larger community that is home to a great local coffee shop, bakery, pilates studio, ice cream shop, general store and art studio, and so much more to come!

We do have a fitness center. There is not a pool on in our community. We are located minutes from the Mill River Recreation Area which does have a pool offering swim lessons in summer.

Parking is available by permit in our residential lots.

Every apartment at North Square comes with its own built in washer and dryer

We have storage for bikes available for everyone in our bike rooms. There are not standard storage units available on site but our site is happy to recommend some great local options if you need assistance finding some.

There is no pet deposit. It is $25/month to have pets in the apartment.

Apartments & Appliances

Fridge, stove, microwave, dishwasher, and washer and dryer.

These apartments are unfurnished. If you are looking to furnish the apartment our team can refer you to some great furniture rental companies that service this area.

Yes, all of our apartments come with a built in washer and dryer!

Air conditioning and heating are paid by the tenant.

Move-In/Move-Out

Sign your lease upon approval of your application. Then we can set a moe in appointment for you on lease start day. During your appointment you will meet with a team member to make payment (first month rent and security deposit), go over any questions you have, and receive your keys and parking pass.

Move ins are available on the day the lease starts or after.

You can call, email, or visit the office to set up a time for us to inspect the apartment with you when you are ready to move out. A post move out inspection will be conducted the morning after you move out if you move out on the weekend. You are welcome to be present for this inspection if you like but are not required to be.

Yes! Each apartment is thoroughly cleaned and refreshed between each occupant.

Simply provide a forwarding address to the leasing office when you give notice. We will mail the security deposit back to you via check to the address of your choosing within 30 days of your move out.

Technology & Connectivity

For schools: We are close to Wildwood Elementary School, Amherst Regional Middle School, and Amherst Regioanl High School. For groceries: We are within a few minutes drive of Stop and Shop Hadley, Big Y Amherst, Whole Foods Hadley, and Trader Joes in Hadley. FOr resturants the closest in 3 Amigos right across the street. There are tons of great food options in Amherst including: House of Teriyaki, Bueno Y Sano, Amherst Oyster Bar, Bistro 63, Amherst Public House, Protocol, 30 Boltwood, Arigato, The Black Sheep, Formosa, Fresh Side, Iya Sushi, Johnny's Tavern and so much more!

Yes. Our community is right on the PVTA bus route 31 line.

Deliveries & Packages

Packages are delivered to the package lockers located on the first floor of each building.

We have package lockers as well as mail lockers.

Policies & Legal

We do not offer subletting in the traditional sense. You can however change the parties to your lease if you would like to add or remove a roommate. You just need to have your new roommate apply online and upon approval we can help your household update the lease. In the event your entire household needs to end the lease early we do offer an early lease termination provision. This entails providing a notice that ends on the last day of the month at least 90 days out. You remain rent responsible during your notice period and you have to pay a 1 month rent fee up front. Providing you fulfill these requirements and remain in good standing, this will allow us to end your lease at the end of the notice period.

Renters insurance is not required but is highly recommended.

Yes, we process a credit and background check for all leaseholding residents over 18. Anyone applying as a financial guarantor does not have occupancy rights, therefore, we do not process background checks on them. Only a credit check is processed for guarantors.
